2.
The choice of
sale mandate
simple or exclusive

Choosing the right sales mandate is essential to ensure the successful sale of your Val Thorens property. With Val Thorens Immobilier, you can choose between several types of mandate: the simple mandate and the exclusive mandate.

The exclusive mandate guarantees you greater visibility and personalised follow-up, while the simple mandate allows you to work with several agencies, with agency fees that vary according to the option chosen.

Our experts will help you make this decision by analysing your needs and objectives, and selecting the solution best suited to your situation. By opting for a trustworthy mandate, you maximise your chances of selling quickly and at the best price.

3.
Mandatory
diagnostics

Compulsory diagnostics are an essential step in the process of selling your Val Thorens property. These documents, which include the Technical Diagnostic File (TDF), guarantee transparency and safety for buyers.

With Val Thorens Immobilier, you can be sure that you'll be kept up to date with all the different diagnostics that need to be carried out by professionals: the energy performance diagnosis (EPD), the natural and technological risk assessment, the Carrez law, as well as as asbestos, gas, electricity and lead inspections.

By ensuring that all the diagnostics are up to date and compliant, you can boost the confidence of potential buyers and facilitate the sale. Our team is here to guide and support you through the process, so that your transaction runs smoothly.

4.
The offering for sale
of the property

Once the price has been set, we prepare an attractive presentation pack, including professional photos and a detailed description. We then publish your advert on our website, in the agency's physical showcases in the centre of the resort, and on the appropriate platforms to maximise its visibility. Throughout this phase, we will be managing visits and answering questions from potential buyers. Finally, our team will help you with the negotiations to ensure a smooth and rapid sale.

5.
The compromise
agreement

Once a potential buyer has been found and the price agreed, a preliminary sales agreement (compromis de vente) is drawn up to formalise the agreement between the seller and the buyer. This document, which is equivalent to a preliminary contract, sets out the terms of the sale, such as the price, the deadlines, the date by which the deed must be signed, the choice of solicitor and any conditions precedent, such as obtaining a mortgage.

A deposit is usually required at this stage to guarantee the commitment of both parties. Once signed, the preliminary sales agreement is binding on both parties and marks the start of the pre-acquisition phase, culminating in the signing of the final deed of sale. As transaction agents, we have the necessary skills to draw up the preliminary sales agreement and obtain the parties' signatures.

6.
L'agreement
of sale

Signing the deed of sale is the final stage in the property transaction process. Once the preliminary sales agreement has been signed and all conditions precedent have been met (the closing date has passed, approximately 3 months after the preliminary sales agreement), a notary draws up the deed of sale, which formalises the transfer of ownership from the seller to the buyer. When the deed is signed, the two parties meet at the notary's office, where the buyer settles the total amount of the sale, including notary fees. Once this step has been completed, the deed of sale is registered with the Land Registry, giving the buyer legal rights over the property. This marks the end of the sale process and the beginning of a new property for the buyer. The buyer pays you the full amount in exchange for the keys to the property!
